Terms & Conditions of Koru Cottage in Estonia

1. BOOKING YOUR HOLIDAY
Bookings can only be confirmed for guests over 18 years of age and by paying the deposit, the renter acknowledges that he or she agrees to the Terms and Conditions on behalf of the total party intending to occupy the property.

Reservations will be held as a provisional booking for up to 5 days  and confirmed only after a deposit of 20% (with the minimum deposit of 20 euros) of the cost is received wire transfer to the owner’s bank account. The remaining balance will be paid in cash at check in or wire transfer 1 week prior to check in. Please note: If payment of the deposit is not made within 5 days of booking the reservation, the reservation  will be cancelled. 

 

2. CANCELLATION BY THE RENTER
Once your reservation has been confirmed and you are unable to fulfill your obligation to occupy,  cancellations must be notified in writing. All attempts will be made to re-rent the property, but if we are unable to re-rent the unit, no money will be returned. If the property is re-rented, all money minus 20 euros will be refunded.

3. OCCUPANCY
The total number staying at Koru Cottage should not exceed the contracted.

4. RENTAL PERIOD
Koru Cottage will be available for occupancy from 3 pm on the day of arrival and should be vacated by 12 pm on the day of departure. Earlier check in and later check out may be available depending on the specific times and dates.

5. DAMAGE DEPOSIT:
Koru Cottage collects a damage deposit (amount of 100.- euro) to ensure compliance with the Terms & Conditions of the Rental Agreement. This deposit is held during your stay and will be reviewed on the last day of your rental. All or part of this deposit may be used for any damage, excessive cleaning, or any other non-compliance with the Rental Agreement.

6. EQUIPMENT & LINEN
The property will be furnished and equipped for the number of persons booked to occupy the property. The property will be supplied with pillows, bed linen  towels and tea-towels. If you need cleaning and change of bedding during your stay, let us know, it will be done with extra fee (cleaning the cottage: 25 euro, bed sheets and towels: 10 euro per set).

7. PETS
Well-behaved pets are permitted in the house. Pets should not be left unattended at any time in the house and are not allowed on the furniture or in bedroom area. There is no additional charge for pets that are declared when making the reservation. However, a refundable 50 euro pet security deposit will be added to the 20% deposit. The renter is responsible for removing all pet excrement from the grounds of Koru Cottage in a responsible manner as directed. This pet deposit will be returned at check out pending inspection of the cottage and grounds.

8. YOUR RESPONSIBILITIES
You are responsible for the property during your stay, and it should be left in a good condition at the end of your holiday. Final cleaning is included in the price and will be performed by the owner. We kindly ask the renter to:

* strip the beds and bring linens and towels down

* wash the dishes and put them back where they belong

* take the garbage out and place it in the bin at the main entrance.

 

Any damages or breakages will be charged for and must be reported to the owners prior to departure. No attempt should be made to repair or replace items.

Smoking is NOT permitted in Koru Cottage at any time.
Please be considerate and do not cause an annoyance or become a nuisance to neighbors.
The owners reserve the right to reasonable access of the property at any time for emergency maintenance.

9. COMPLAINTS
Any complaint or problem relating to the property should immediately reported to the owner. No refund will be considered if the owner has not been given the opportunity to rectify the problem.

10. LIABILITY OF THE OWNER
Use of the Koru Cottage is at the renters own risk. We cannot be held liable for any loss, damage, sickness or injury sustained during your stay. Travel insurance is recommended.

​

11. NON-AVAILABILITY OF PROPERTY
If for any reason beyond our control, for example fire, theft or damage, the property is not available on the date booked, all monies will be refunded in full and we will not be liable for further claims.
